INTERIOR 

Entryway

  • Overall appearance
  • Clean and decluttered
  • Excess furniture removed/stored
  • Light fixtures working and cleaned/free of dust
  • Light bulbs all working
  • Walls and ceiling painted and clean

Living Room

  • Overall appearance
  • Walls and ceiling painted and clean
  • Wood floors refinished, polished, clean
  • Carpet clean
  • Decluttered–knick knacks and personal photos mementos
  • Excess furniture removed/stored/donated
  • All lightbulbs working/replaced
  • All outlets working/outlet covers in good shape
  • Curtains/Drapes/Valences–clean/good condition
  • Windows/Windowsills – clean/good condition
  • Fireplace (if applicable) – cleaned/good working condition

Dining Room

  • Overall appearance
  • Walls and ceiling painted and cleaned
  • Wood floors gleaming/polished/clean
  • Carpet good condition/cleaned/free of stains
  • Excess furniture removed
  • Lights/outlets in good condition and working (replace bad bulbs)
  • Doors in good condition/working/clean/repainted

Kitchen

  • Overall appearance
  • Appliances clean and in good condition/working
  • Light bulbs/fixtures/outlets clean and working
  • Ceilings/walls clean and painted
  • Sink clean and free of chips
  • Faucets/fixtures clean and free of rust/drips – good working condition
  • Undersink area clean/free of rot or mold/decluttered
  • Counters in good condition/free of clutter
  • Floors – wood/tile clean/polished/free of chips or defects/water marks
  • Pantry, cabinets and drawers clean and uncluttered (painted anew if necessary)

Bathrooms

  • Walls and ceilings painted and clean (wallpaper in perfect condition)
  • Lights and fixtures all working and good condition
  • Floors in like-new condition/tile and caulk in new condition (recaulk?)
  • Fixtures/faucets clean/rust free/ good working condition/no drips
  • Shower/tub clean/rust free/good condition – no chips/caulk like new
  • Vanity/counter/toilet – clean/rust free/stable and good working condition
  • Under vanity free of rot/mold/mildew/uncluttered/cleaned out
  • Under vanity plumbing free of drips/mold/clean
  • Mirrors clean and unchipped
  • Toilet firmly fastened/seat clean and firmly fastened
  • Fan clean and free of dust/dirt

Laundry room

  • Overall appearance
  • Washer/dryer clean and in good condition
  • Floors clean/polished/good condition and free of cracks or tears
  • Lights/fixtures/outlets – good working condition/clean

Bedrooms

  • Overall appearance
  • Walls and ceiling painted and clean
  • Floors/carpet clean and free of stains/floors refinished
  • Doors/hinges in good condition and clean (check hinges for rust)
  • Excess furniture removed
  • Declutter
  • Closets and dressers clean and tidy
  • Outlets and lights (overhead) clean and working (replace bulbs)
  • Windows and windowsills clean and in good condition

Basement

  • Declutter and clean
  • All light fixtures working and in good condition (replace bulbs with brighter)
  • All items organized/shelves tidy and neat
  • Dampness removed/sump pump in good condition (battery backup?)
  • No evidence of water penetration
  • Walls solid/free of cracks and evidence of water penetration
  • Smells fresh and aired out
  • Drains cleared
  • Furnace and water heater cleaned and in good condition
  • Air conditioner serviced and cleaned
  • Replace furnace filters
  • Electrical panel accessible and wired correctly (updated?)
  • Floor clean and free of debris
  • Windows clean and free of cobwebs
EXTERIOR 

House

  • Overall appearance
  • Painted and cleaned
  • Doors in good condition/replaced/clean/repainted or stained
  • Hardware clean and in good condition – replace with new if necessary
  • Exterior lights clean and in good condition/replace bulbs if necessary
  • Garage door clean/good working condition/raises and lowers quietly and properly/painted
  • Garage clean and tidy/free of junk and stains (and inappropriate art)
  • Walkways clean/free of cracks and clutter
  • Landscaping neat/trimmed/free of debris
  • Freshen mulch
  • Yard tidy/green/free of weeds
  • Fences/decorations in good condition
  • Gutters clean and free of debris/fastened properly
  • Downspouts in place/free of clutter/extensions in place
  • Roof in good/excellent condition
  • Chimney in good condition/no spalling of mortar and brick
  • Driveway clear and free of cracks or fracturing
